Fire safety certificate fees

Standard or revised fire safety certificate

  1. Works in connection with the construction or extension of a building: €125.00, or €2.90 for each square metre of relevant floor area, whichever is the greater
  2. Works in connection with:
    1. the material alteration of the interior of a building: €125.00, or €2.90 for each square metre of relevant floor area, whichever is the greater,
    2. the material alteration of the external surfaces of a building: €125.00,
    3. a combination of (i) and (ii)  above: €125.00, or €2.90 for each square metre of relevant floor area, whichever is the greater.
  3. A building in which a material change of use takes place: €125.00, or €2.90 for each square metre of relevant floor area, whichever is the greater.
  4. Works or a building, where the building concerned will be used as an agricultural building: €65.0, or €0.80 for each square metre in excess of 300 sq.m. of (i) gross floor area being provided, or (ii) relevant floor area, as the case may be,whichever is the greater.

The maximum fee for a fire safety certificate is €12,500.00

7 Day notice

  1. Works in connection with the construction or extension of a building: €250.00, or €5.80 for each square metre of relevant floor area, whichever is the greater.
  2. Works in connection with:
    1. the material alteration of the interior of a building: €250.00, or €5.80 for each square metre of relevant floor area, whichever is the greater,
    2. the material alteration of the external surfaces of a building: €250.00,
    3. a combination of (i) and (ii)  above: €250.00, or €5.80 for each square metre of relevant floor area, whichever is the greater,
  3. A building in which a material change of use takes place: €250.00, or €5.80 for each square metre of relevant floor area, whichever is the greater.
  4. Works or a building, where the building concerned will be used as an agricultural building: €130.00, or €1.60 for each square metre in excess of 300 sq.m. of (i) gross floor area being provided, or (ii) relevant floor area, as the case may be,whichever is the greater.

The maximum fee for a 7 Day Notice is €25,000.00

Regularisation certificate

  1. Works in connection with the construction or extension of a building: €500.00, or €11.60 for each square metre of relevant floor area, whichever is the greater.
  2. Works in connection with:
    1. the material alteration of the interior of a building: €500.00, or €11.60 for each square metre of relevant floor area, whichever is the greater,
    2. the material alteration of the external surfaces of a building: €500.00,
    3. a combination of (i) and (ii) above: €500.00, or €11.60 for each square metre of relevant floor area, whichever is the greater,
  3. A building in which a material change of use takes place: €500.00, or €11.60 for each square metre of relevant floor area, whichever is the greater.
  4. Works or a building, where the building concerned will be used as an agricultural building: €260.00, or €3.20 for each square metre in excess of 300 sq.m. of (i) gross floor area being provided, or (ii) relevant floor area, as the case may be,whichever is the greater.

The maximum fee for a Regularisation Certificate is €50,000.00

Fee exemptions

Development works by certain organisations are exempt from paying fire safety certificate application fees (e.g. certain classes of voluntary organisations). 

Full details are listed in section 22 of the Building Control Regulations 1997 - 2009.

Where a fee exemption is being claimed, the following fee exemption form must be submitted with the associated application. 

Partial Refund of Fee for Subsequent Applications

In situations of subsequent applications, e.g. where a granted fire safety certificate is followed within 12 calendar months of the original application, by a revised fire certificate application for the same development (i.e. a subsequent application), then there is  provision to refund three quarters of the fee for that subsequent application. For any such subsequent application, the applicant pays the full application fee , but three quarters of the fee is later refunded to the applicant.  

The subsequent application must be for works which are substantially of the same design and construction and on the same site or part of the site as the works covered by the first application. Full details of qualifying applications are outlined in Section 26 of the Building Control Regulations 1997, as amended by Section 15 of the Building Control (Amendment) Regulations 2009.

Any applicant who considers their application does qualify for a refund of fee,  is advised to notify same to us when submitting their application form.
