What to do when works are completed?
When you have completed the works as per the grant approval letter, inform Clare County Council by email or in writing. We will send you out a claim pack requesting the following documents:
- Itemised receipts for the completed works.
- Tax clearance for you and your contractor.
- Your bank details for payment of the grant.
- Evidence of registration of tenancy with the Residential Tenancies Board (if approved for a rental property grant).
- Evidence of compliance with any special conditions on the letter of grant approval.
Clare County Council will arrange for a qualified person to visit your property to check the work has been completed, as per the grant approval letter and in-line with the cost estimates.
If the local authority is satisfied with the work when they inspect the home and the legal charge document has been signed, the grant will be paid.
Legal Charge Document
The local authority requires you to sign a legal charge document. The charge document will be sent by our solicitor to your solicitor who will arrange for you to sign this document.
The charge document gives the local authority a charge over the property as security for the grant. This is to ensure that you meet the requirements of living in the property or renting it out. The charge placed on your property lasts for 10 years and is for the grant amount you received. The Local Authority will register this charge against the property with Tailte Eireann (Land Registry) or Registry of Deeds.
Clawback
It is required that the applicant will live in or make available to rent the qualifying property for a period of at least five years from the date of payment of the grant. If at any time they sell the property, or it ceases to be their principal private residence, or the property is no longer available to rent within ten years from payment of the grant, they must reimburse the local authority an element of the full value of the grant, as follows:
