What to submit
The application form and notices are subject to change throughout the year to reflect amendments to planning legislation. Applications may be invalidated where incorrect forms and notices are used.
Counter validation service
This is a pre-validation check only. We will check planning applications to ensure they comply with the requirements of the relevant planning legislation as per the Planning Application – Applicants Checklist. It may be the case that when a full validation is carried out that the application is found to be invalid in which case it will be returned to the applicant.
A planning application will be deemed invalid if it lacks some of the required documentation, it lacks the appropriate fee or is in any way inadequate. An invalid application will be returned to the applicant and the fee refunded. Anyone who made a valid objection/observation on the application will also be refunded.
Below is a list of the most common errors / omissions made in planning applications. By checking this list you can satisfy yourself that you will avoid making the same mistakes. (Please refer to the Planning Application - Applicants Checklist)
- Application not submitted within two week timeframe (application to be lodged within 14 days of newspaper notice date)
- Site notice not dated within 2 week framework
- Incorrect site notice used
- Incorrect planning application form submitted
- Type of permission sought not shown on site notice
- Incorrect wording in newspaper advertisement
- Description on site notice and newspaper do not correspond
- If work is proposed to a protected structure – this must be stated in the newspaper and site notice
- Yellow site notice required (if a previous valid application has been made on site / part of site within last 6 months)
- Application form not fully completed and signed
- Details of waste water site suitability tests not included
- Incorrect fee (Refer to scale of fees)
- Position of site notice not shown on site location/site layout plan
- Site location map boundaries not outlined correctly i.e. site boundaries should be outlined in red / landholding in blue / way leaves in yellow
- Site layout plan boundaries not outlined correctly i.e. site boundaries should be outlined in red
- Position of treatment plant / well etc not shown on site layout plan
- Finished floor level not shown on site layout plan / section
- Name and address of person that prepared drawings not specified
- Site layout plan not indicating the distances of all proposed structures from the site boundary
- North point not shown on site layout and ground floor plans
- Letter of consent from the landowner not included.
- Contiguous elevation not specified
- Plans and drawings not fully dimensioned including overall height of structures
- Site visit by a council official shows that information supplied in application is untrue / incomplete.
